The calculators and articles on HomeCalc.ca are for general educational purposes. They illustrate public Canadian rules published by the Canada Mortgage and Housing Corporation (CMHC), the Canada Revenue Agency (CRA), the Office of the Superintendent of Financial Institutions (OSFI), the Bank of Canada, Statistics Canada, and provincial and municipal governments.

Accuracy and updates
HomeCalc.ca aims to reflect Canadian rules and rates as published on the date shown on each page (“Last updated” for tool pages, “Last reviewed” for articles). Despite our best efforts:
- Rules can change between updates. CMHC, CRA, OSFI, and provincial ministries change rules, rates, and thresholds. Always confirm the current rule with the primary source before acting.
- Calculators reflect typical cases, not edge cases. Every calculator makes simplifying assumptions that may not match your situation.
- If a calculator output and an official source disagree, the source wins. Email TahmHami@gmail.com and we will correct the calculator.
Calculator outputs are estimates
Calculator outputs are estimates based on the inputs you provide. Actual mortgage approval, insurance premiums, property tax assessments, land transfer tax, and tax treatment will depend on factors specific to your situation that a calculator cannot see — your full credit history, appraised value, property type, insurer underwriting, provincial or municipal adjustments, and more.
Do not make a financial decision on the basis of a calculator output alone. Verify with a licensed professional.
