    I'm Hami Tahm, the founder of HomeCalc.ca. I'm based in Toronto. I started HomeCalc.ca in March 2026 after trying to find reliable Canadian real estate calculators and only finding U.S. tools dressed up as Canadian, or Canadian tools that hadn't been updated since the December 2024 CMHC rule changes.

    I am not a licensed mortgage broker, a real estate lawyer, or a Chartered Professional Accountant. My contribution to the topics I cover is not “expert advice.” It's careful research, careful math, and careful sourcing from the official Canadian public documents every claim on this site is based on.

    • Canadian only. I never quote U.S. mortgage rules, U.S. tax law, or U.S. loan products as if they applied in Canada.
    • Primary sources on every claim. Rules and rates are linked to the official Canadian government page that publishes them — CMHC, CRA, OSFI, StatsCan, Bank of Canada, or provincial ministries.
    • Corrections in public. If I make a mistake, I fix it, note the correction, and bump the “Last reviewed” date. No silent edits.
